4 Easy Ways to Spot Foreclosures in Clovis
There are hundreds of homes on the market for sale. How do you know which one’s are a foreclosures? Here’s 4 simple ways to tell whether a home is a foreclosure or short sale:
1. Dead grass: It may sound crazy, but the front yard often is a tell-tale sign that a home is a foreclosure or a short sale. Usually when someone is trying to sell their home they take very good care of the yard since it creates a first impression for the buyer. Granted, a brown lawn could also mean the sprinkler’s are broke or the seller is on vacation, but more often than not that’s not the case. Tip #1: If you see a home for sale with dead grass and a lot of weeds, call your Realtor and confirm it’s a foreclosure.
2. Key Listing Words: Many banks openly advertise their home listings as foreclosures. However, some banks use words in the listing that home buyers are less familiar with, such as bank owned, short sale, or REO. Tip #2: Carefully read the listing descriptions for key words indicating whether a home is a foreclosure.
3. Listing Agent: In some instances, the front yard will be lush green and there’s no search terms indicating a home has been foreclosed. That doesn’t necessarily mean though the home isn’t a foreclosure. Another good way to get a jump on spotting foreclosures is to look who listed the property. Some Realtors only sell foreclosures and if you know which local Realtors only sell foreclosures you can pretty much be assured the home they’ve listed for sale is a foreclosure. However, there’s exceptions to this rule, like when they’re selling a home for a friend, so always check with your real estate agent to make sure. Tip #3: Know which local agents only sell foreclosures.
4. Foreclosure List: By far the easiest and most predicable way to know whether a home is a foreclosure is to ask your real estate agent for a list of foreclosed homes in Clovis. This completely eliminates the guess work of whether a home is a foreclosure or not. Just keep in mind that until all of the foreclosure have worked their way through the system, new foreclosure listings will appear regularly so stay in touch with your Realtor. Tip #4: Ask your real estate agent for a list of foreclosures.
