Mobile homes refer to those mobiles build before 1976.  That’s because there were different building codes back then.  For example, some mobile homes built before 1976 have aluminum wiring (which is a fire hazard).  Technically speaking, the term “manufactured home” refers to a home built entirely in a protected environment under a federal code set by the U.S. Department of Housing and Urban Development (HUD). Manufactured homes are NOT mobile homes. The term “mobile home” describes factory-built homes produced prior to the 1976 HUD Code enactment.

Things to Know Before You Buy

Modern Manufactured Homes come in many shapes and sizes. There are many factors to consider when choosing a home.  Before you begin your search, here are 5 things to think about.

1.  Senior Park vs. Family Park? Most Senior Parks are 55 years old and up, Family Parks have no age restrictions to buy homes, and allow children. If you desire Peace and Quiet then a Senior Park is probably the best option.

2.  What’s your price range?  It’s smart to get pre-approved for a loan so you know what your price range is.  This will help you search for an appropriate priced house.  See our Clovis manufactured home financing section below.

3.  Old vs. New.  If you want your home to be more luxurious and include modern amenities, then a newer Clovis manufactured home is a great option.  If you want to buy on a budget, you can purchase an older Clovis mobile home (1976 or before) for a fraction of the cost.  Keep in mind, however, that an older mobile home will likely be outdated unless its been renovated (see also, financing and insurance issue below).

4. Rent or Own?  Some parks only rent the lot your manufactured home sit other, other listings will offer the option to purchase the land beneath your home.  If you’re renting the land, your manufactured home usually will not increase in value (it’s similar to a car and will decrease in value).  In other words, you might owe $20,000 on a mobile home that can only be sold for $15,000.

The easy way to avoid this is to buy a mobile or manufactured home that is attached to real estate / land.  While your home likely will appreciate like other real estate does, this option will cost you A LOT  more though because your buying BOTH the home AND the land.

5.  Lot Fees.  Renting the mobile home lot can be relatively expensive.  You should expect to pay $500 or more to rent the lot each month.  You can find out exactly what it will cost by contacting the mobile or manufacture home park and asking what the monthly lot fees are.  Make sure you consider this cost when choosing which home and park to buy in.

Keep in mind that the age of the manufactured home can also make it tough to finance. If an older manufactured home can be financed, it may be at a very high interest rate.  Be aware of this, check into rates before making an offer, and take the higher payments into account when comparing your options. You should also keep in mind that when you want to sell someday, this financing issue will make it difficult.

Do mobile home purchases qualify for the $8,000 tax credit?  Yes!  Any home that is used as a principal residence qualifies for this credit, including single-family detached homes, townhouses and condominiums, Clovis manufactured homes and Clovis mobile homes. Keep in mind, however, that the tax credit is equal to 10% of the home’s purchase price, up to a maximum of $8,000.  So, if you are buying a manufactured home for $55,000, then your tax credit will be for 10% of that amount or $5,500.  Click here for more information on the tax credit for mobile homes.

Mobile Home Insurance

Age is also a big factor when it comes to insuring a mobile home. Some older homes may just be uninsurable. See if you can obtain insurance at a reasonable rate before buying, and again remember that this may be an issue when you sell.

Also keep in mind that some mobile homes built before 1976 have aluminum wiring.  This is a fire hazard because the chemical reaction between the aluminum and other metals cause the wiring to break down, eventually leading to sparking inside the walls.  If you buy a mobile home with aluminum wiring you probably will have to rewire the home to get it insured.
