Once a city located a few miles outside of Fresno (the 5th largest city in California — San Francisco is the 4th largest), Clovis and Fresno now maintain a nearly indistinguishable boundary. In fact, often times the only way to tell which city you’re in is by the color of street signs (green is Fresno and brown is Clovis) which means Clovis residents are only minutes away from the nearly unending array of retail and dining opportunities of Fresno County.

Downtown Clovis

The downtown area of Clovis, also referred to as “Old Town Clovis,” has a distinctly western flair where you will find a number of antique shops, tiny boutiques, and coffee shops. Old Town hosts a number of events that attract lold town clovis, old townocals and visitors throughout the region like the Children’s Electric Christmas Parade, the Antique and Collectibles Fair, the Clovis Rodeo Days, Clovisfest, and Big Hat Days. Rodeo Days and Big Hat Days remain among the most popular events, attracting over 125,000 people. Both of these events tie in easily with the Western roots Clovis has strived to protect. Big Hat Days is hailed as the largest event all of Central Valley. Attendees wear the best and biggest hats to combat the sun while they enjoy the myriad of food and crafts booths.

Clovis real estate has the best of both rural and city living all at an affordable price. Population and Future Growth

Although Clovis has doubled its population since 1985 (approx. 100,000 today), the city has been praised for “smart planning” and development. Because it’s close proximity to the mountains, Clovis often called the “Gateway to the Sierras.” Residential developments on the edges of the city offer expansive lots and 1-2 acre sites in the country allow for horses and small farms, providing residents the best of both worlds (country living and city amenities).

The new high-speed rail train will soon connect Los Angeles and San Francisco through Fresno / Clovis, exposing one of California’s most affordable communities.

Fortunately, city administrators knew Clovis couldn’t be California’s best kept secret forever. As far back as 1993, two planned communities (Harlan Ranch and Loma Vista) were envisioned that would center around Clovis’ award-winning schools.

Loma Vista - Eastern VillageThe newest community center is Loma Vista. Work continues on this 3,300-acre community that surrounds two community centers — a business complex and the Reagan Educational Center.

The heart of the community will be a multi-faceted central park with an amphitheater, fountain and trellis, which will provide beautifully landscaped space for community and cultural events. The surrounding homes and businesses built in the Craftsman-style are connected to each other and the park through a series of paseos (walkways) — a unique way to link the community.

Harlan Ranch

Harlan Ranch homesAnother planned community has been built on the 400-acre Harlan Ranch in north Clovis. Reflecting the area’s rural history, it is centered around Clovis Unified School District’s fifth educational complex that includes a community recreation center.

Harlan Ranch contains a mixture of housing styles and neighborhoods connected with the business and education centers by walkways. The community welcomes a mix of individuals into the varied, and at times, eclectic design.

For individuals who do not wish or are not ready to own homes, Clovis has a mix of apartments, town-homes and condos available. These homes provide residents with all the advantages of a Clovis address
with none of the work associated with home-ownership.

For example, area locals often enjoy a walk in the evening and take advantage of the city’s weekly Farmer’s Markets. Downtown residents can often beat the crowd to some of the area’s most popular restaurants, like the Corner Cafe on Pollasky and the Trelio a California-infusion experience.

Clovis Hospital Expanding

New $285 Million Project

The  Clovis Community Medical Center has been a top-rated health care provider in Clovis for years.  It’s now going to provide even more services.  The Medical Center recently completed a 22,50 sq. ft. addition and renovation to the outpatient care center to meet the needs of the growing Clovis community and region.  The hospital now provides the most advanced fertility center between Los Angeles and Sacramento.

Now Clovis hospital is set to improve again.  This time, the 4 year, $285 million renovation and expansion will triple its size, officials said.  The expansion calls for a five-story tower, a special-care nursery, new parking structure and a women’s pavilion.  Click here to watch a video on the new expansion.

Relocate Clovis

Clovis, CA is growing and is its projected population growth of over 15 years was responsible for the addition hospital officials said. Once completed (tentative plans are to begin construction in 2010) the new addition will add to the allure of Clovis and its superior community services (fire, police, schools, etc).

Because of Clovis’ low home prices compared to the rest of California, the future looks very bright for Clovis real estate and home prices in the near future.  The massive construction project will lead to about 600 new hospital jobs with an average salary of $86,000.  That means Clovis will see a huge economic impact in the real estate market and in local businesses.  These and many other reasons are why some experts think this is the best time to buy a Clovis house in the past 20 years.

Fresno Clovis CA High Speed Train Rail Station

High Speed Train Fresno / Clovis

California has approved plans to build a high speed train that runs from San Francisco to Los Angeles (eventually all the way down to San Diego, through Fresno / Clovis. The Fresno Clovis high speed train will eventually allow Clovis residents to hop on the rail and commute to the Bay area or LA in a little over an hour.  The artist rendition above gives you some idea of what the Fresno station would look like.

This past week, Governor Arnold Schwarzenegger submitted the plans to federal authorities in hopes of securing part of $8 billion in federal stimulus money specifically set aside for high speed development.  According to the Fresno Bee, the Fresno route would be the fastest train in the entire United States, reaching speeds of 200 mph.

Clovis Transportation Options

Clovis has a number of convenient transportation options.  Clovis transportation options include: Fresno Yosemite International Airport, Amtrak, Buses, and Interstate 99 which dissects California, making it easy to get to any part of California or the rest of the United States.  Within the city of Clovis, commute times generally are less than 15-20 minutes to most anywhere you want to go.
