History of Quail Lake

Quail Lake is a lakeside community designed in 1991 by a team of architects and designers, including the award-winning architectural firm William Hezmalhalch Architects, Inc., renown landscape architect David Gates, and internationally recognized land planner Bob Odermatt. Quail Lake is a 357 acre community with a 57 acre lake that is surrounded by adjacent green vistas. In fact, over 40% of the Quail Lake community is permanent open space which allows for unblocked views of the Sierra Nevada mountains.

Environmentally Friendly

Not only does Quail Lake offer spectacular lake and mountain views, Quail Lake is environmentally friendly. Considered a leading green community in Clovis, Quail Lake was masterfully designed to include water recycling, groundwater recharge, wetlands preservation, and countless energy-saving and environmentally-responsible green building amenities. While other communities are just now beginning to consider green techniques, Quail Lake has always utilized environmentally building techniques.

5 Harbors

Quail Lake provides over 700 home sites ranging from million dollar luxury custom homes to more affordable family and retirement residences. Designed by award winning architects Dyson, Sierjin, and Janzen, the 7 acre school is located within the gated Quail Lake community and within walking distances of all Quail Lake homes.

In 2008, Quail Lake Charter Environmental School was recognized by the California Department of Education as a California Distinguished School. This award is given only to the state’s most exemplary and inspiring public schools. According to the CA Department of Education, schools selected for Distinguished School Awards are “strong, well-rounded community schools.” Quail Lake Environmental is also recognized as “among the few schools in California to receive a distinguished GreatSchools Rating of 10 out of 10.”

Gated Community, Security, & HOA Dues

Homeowners Association (HOA) dues vary depending on whether the home is lakefront or not. Non-lakefront Quail Lake homes have the same HOA dues of $165 per month. HOA dues for homes on the water are determined by the amount of lakefront footage.

Should you buy a Clovis home now or wait a few more months to see what the market does?  We get asked this question a lot.  Every Clovis home buyer is different so won’t give a one-size fits all answer.  But here’s why we think if you don’t buy a Clovis home soon, you may be sorry later.

If you’re in the market to buy a new Clovis home, here are 3 reasons why now is a fantastic time to buy:

1. According to CNNMoney, homes in the Fresno / Clovis area are undervalued,
2. The federal government is giving away free money in tax credits, and
3. Interest rates remain low, and

So which of these reasons is the the #1 reason to buy a Clovis home now?  Here’s a hint, it’s NOT because the $8,000 first-time home buyer tax credit (or the $6,500 repeat home buyer tax credit) is ending this spring.  Yes, these are great incentives.  The #1 reason to buy a Clovis home now is because of this:

“April 1 will be the first day that the Federal Reserve will end its debt purchase program and allow the struggling U.S. mortgage market to operate unassisted. As a result, the Fed believes mortgage rates will rise about three-quarters of a percent to about 6 percent,” Boston Fed President Eric Rosengren said recently.

Why should you care if the Federal Reserve ends it debt program?  Here is the projected economic impact if you DON’T buy a Clovis home before April according to the Fed:

• If you buy a $200,000 Clovis home with a FHA loan and put 3.50% down your monthly payment will increase by $93 a month or $1,120 a year!  That’s equal to eating out 4 times a month at Chili’s using their 3 Courses for $20 Menu.
• Your monthly payment increase is 8.6%, this is equal to every home seller in the country raising their prices by 8.6%!  Yikes!
• Finally, if your debt-to-income ratios are really tight, your pre-approval for a Clovis home price of $200,000, just got decreased to $182,800.
• Or if your pre-approval is good for a price of $175k, it just got decreased to $159,950.
• Or if your pre-approval is good for a price of $150k, it just got decreased to $137,100.

So, how do you avoid this from happening to you? First, you could hope or pray that the Fed will extend their purchases of mortgage bonds. Second, you could buy a Clovis home BEFORE the Fed’s purchase plan expires on March 31st.

It’s your choice.  But don’t say we didn’t warn you for what’s right around the corner for Clovis housing homes.  Be smart.  Buy before interest rates climb.

In 2006, CNNMoney.com published a ranking of 299 U.S. housing markets to identify where home prices were most overvalued.  Back then, at the height of the Clovis real estate market, little was undervalued.  In fact, real estate was white-hot and Clovis home prices were at or near what came to be their peak values.

Now, 4 years after Clovis home prices reached their top values, CNNMoney looked at 330 metro areas to see what’s happened to home prices.   The results for Fresno and Clovis may surprise you.

According to CNNMoney’s results, the median price of a Fresno home is $146,600 which is 16.80% undervalued in 2010.  Compare that to 2006 when Fresno homes were overvalued by a whopping 58%!  The same is true about Clovis homes.  Five years ago, the median price of a Clovis home was $311,000.  As of November 2009, the median price of a Clovis home is $237,832.
